Our Healthy Homes Assessment includes a detailed Report, and Quote/s if Compliance work is needed. If/when the property is compliant, Solvd provides a Compliance Certificate.

Assessment, Report & Compliance Work Quote From $160 + GST

A Solvd Assessor conducts a thorough internal and external Assessment (inspection) of the rental property, then provides a comprehensive Assessment Report, within a few days.

If work is required for the property to comply with NZ Healthy Homes Standards, the Assessment Report will also include a detailed Compliance Work Quote, at no extra charge.

Healthy Homes Compliance Work

If the Healthy Homes Assessment shows work is needed for the rental property to be compliant, Solvd has Licensed Builders and/or any specialist trade services needed, to ensure the property meets (or exceeds) New Zealand Healthy Homes Standards.

NZ Healthy Homes Standards

Not sure if a rental property you manage or own, meets the latest Healthy Homes Standards? Below are Tenancy Services (MBIE) summaries of the five Standards, and further down, information about Timeframes and Exemptions.

Heating Standard

‘Landlords must provide one or more fixed heaters that can directly heat the main living room. The heater(s) must be acceptable types, and must meet the minimum heating capacity required for your main living room. ’

Insulation Standard

‘Ceiling and underfloor insulation has been compulsory in all rental homes since 1 July 2019. The healthy homes insulation Standard builds on the current regulations and some existing insulation will need to be topped up or replaced. ’

Ventilation Standard

‘Rental homes must have openable windows in the living room, dining room, kitchen and bedrooms. Kitchens and bathrooms must have extractor fans or an acceptable continuous mechanical ventilation system. ’

Moisture Ingress & Drainage Standard

‘Rental properties must have efficient drainage for the removal of storm water, surface water and ground water. Rental properties with an enclosed sub-floor space must have a ground moisture barrier. ’

Draught Stopping Standard

‘Landlords must make sure the property doesn’t have unreasonable gaps or holes in walls, ceilings, windows, skylights, floors and doors which cause noticeable draughts. All unused open fireplaces must be closed off or their chimneys must be blocked to prevent draughts.’

Timeframes & Exemptions

Private rental properties in New Zealand must comply with the five Healthy Homes Standards within certain Compliance Timeframes from the start of a new or renewed tenancy.

The Tenancy Agreements must include information about the rental property’s current level of compliance with the Standards. There are some Exemptions, but landlords who are required to include a Compliance Statement but don’t do so, could face a penalty of up to $500 for each tenancy, and an infringement offence. (Note: a Compliance Statement is not the same as a Compliance Certificate.)
